This is most tedious and time consuming job which requires highest level of expertise. Our associate lawyers visit the concerned revenue offices at Mofizils or Urban areas, they procure certified copies of old title deeds, documents and revenue records, conduct searches at the Registration Offices. These searches are obligatory and ought to be taken from 1952 till date or as requirement of the Client.
Here our Firm investigates the title till our Firm reach “Root of the Title” and go through the records for 50 years or even more!. The properties belonging to Individuals, Hindu Undivided Family, Firms, Private &/or Public Limited Companies, Joint Ventures, Trusts, Public Charitable Trusts, Co-operative Housing Societies etc are dealt as per provisions of the concerned land laws. Therefore one common procedure for title investigation cannot be adopted. Once our Firm is satisfied about the title of the land/property Owners, our Firm advices our Clients to proceed further in the matter.

Procurement Of Permissions

Properties could be of several types i.e. self acquired, ancestral, HUF properties. Also there are certain properties which are acquired under Tenancy Laws or fall under restricted transfer and they are to be dealt differently. For completing Sale &/or Purchase Transactions of any immovable property, several permissions, NoCs, clearances etc are required to be obtained from Government, Semi Government &/or local authorities and our Firm does the
same for and on behalf of our Clients, as our Firm is well acquainted with land laws and the procedure. Moreover during the process of search and investigation of title defects or discrepancies in the title of the Owner/s can be seen. These defects could be removed with the help of appropriate, suitable and accurate legal guidance and consequently helps the Clients from incurring loss/es.

Clearing Defects In Title


During search and investigation of title we sometimes come across some defects or discrepancies in the title of the Owner/s. Sometimes the defects could be removed by adopting and executing supplementary deeds and documents by the concerned person/s. We undertake the said work and with the help of Owners and eliminate the defects in title.

If the defects in title are beyond removal, then we advice our clients accordingly and acquisition proceedings are stopped. So the clients are not put to suffer any loss/es and they can opt for some other alternate suitable property/ies.
